    Asbestos is a naturally occurring fibrous mineral that was widely used in construction and manufacturing due to its strength, heat resistance and insulating properties.


    When asbestos containing materials are disturbed or damaged, microscopic fibres can be released into the air. Breathing in these fibres can cause serious health issues, including lung cancer, mesothelioma and asbestosis.


    In buildings built before 2000, asbestos may be present in:

    • Artex/Textured Coatings on ceilings and walls
    • Insulation Boards (AIB)
    • Pipe Lagging and Boiler Insulation
    • Vinyl Floor Tiles and Adhesives
    • Cement Roofing Sheets and Gutters
    • Soffits, Panels and Partition Walls


    You can't confirm asbestos by sight alone. The only way to be certain is to have a professional survey carried out, with samples tested in a UKAS-accredited laboratory.


    Asbestos was banned in the UK in 1999, so it is no longer used in new building materials. However, it can still be found in older properties.


    Yes. If asbestos containing materials are in good condition and not being disturbed, they generally do not pose an immediate risk. Problems arise when the material is damaged, drilled, sanded or removed incorrectly.


    It is not recommended. Some types of asbestos removal are legally required to be carried out by licenced contractors. Even non-licenced removal must be handled carefully with strict safety precautions.
